What your monthly statement isn't telling you.

Statements look complete. They aren't. Here's what's quietly missing from yours, and why it matters.

What your monthly statement isn't telling you.
A monthly statement, decoded.

Your monthly statement runs three pages. It lists rent received, expenses paid, your share of GST, and a balance carried forward. Looks complete.

It isn't. The most useful information on a property is what's not on the statement: the inspection that didn't happen, the repair that's been queued for six weeks, the maintenance call your tenant made three days before the statement period closed.

The three things that aren't there

Most owners don't notice these because they were never told to look for them:

  • Trust ledger detail. Statements summarise. The ledger shows every transaction with timestamps. If you can't see the ledger, you can't tell when rent landed vs when it was disbursed.
  • Active issue queue. A maintenance request that's been logged but not yet quoted doesn't appear anywhere on a statement. It only shows up when the invoice does.
  • Communication trail. Tenant calls, agency response times, escalations, none of these are accountability metrics on a typical statement.

Why this is changing

The old answer was "call us and we'll tell you." The new answer is a live dashboard where every event on your property is visible the moment it happens. No need to ask. No need to remember.

If your current agency can't show you these three things in real time, you're operating on a statement that's been edited for comfort.
